Smart Design for Multigenerational Living: Flexible Space with Added Value

The Brief
A growing family spanning three generations needed additional space to accommodate their evolving needs while maintaining flexibility for the future.

The Design Approach
Working with Brendan Henry’s intelligent design, we delivered a solution that provided two versatile configuration options, adding value to the home.

Key Features of the Extension

  • Flexible Living Options
    The design allowed for two configurations:

    1. A self-contained studio apartment above the garage.

    2. A self-contained one-bedroom apartment above the garage.
      This adaptability makes the space ideal for multigenerational living or as a rental unit to generate additional income.

  • Acoustic Insulation For Privacy
    Acoustic insulation was incorporated to minimize noise transfer between the new apartment and the main residence, enhancing comfort for all family members.

  • Lightweight And Low Maintenance Materials
    Materials such as James Hardie FC and BGC Nuline boards were used for the first-floor cladding. These lightweight materials are especially important as much of the upper storey is not directly supported by the ground floor. They are also cost-effective and easy to maintain, ensuring long-term durability.

  • Seamless Integration with Existing Architecture
    PGH Mocha bricks were selected to match the new construction with the original residence, creating a cohesive aesthetic.

  • Innovative Use Of Space
    The first floor was cantilevered over the garage door, maximising the usable floor area and enabling the flexibility of Option 1 (studio apartment). This clever design ensured efficient use of the available space.

The Result
The finished project delivered a thoughtfully designed space that met the family’s needs while offering versatility to adapt to changing circumstances. The additional income potential from renting the apartment adds further value, offsetting the cost of construction.

Brian consulted with several family members throughout the project and was proud to deliver a space that offers them flexibility, privacy, and value for years to come.
